What is Full Service?

It is easy to jump to the conclusion that if you pay less in commissions, you must get less in service. However, Realty Advocates has proven otherwise. The summary below is intended to show exactly what you can expect with the Realty Advocates full service program.


Comparative Market Analysis.
We do an extensive study of recent comparable sales, as well as houses currently on the market that could be competitors.


Repairs. We will make recommendations for repairs and/or improvements that we think will more than pay for themselves in an increased sales price. We have a reliable team of tradespeople to refer, and we can supervise any work to be done. Sometimes the work to be done is as simple as fixing a leaking faucet, but we have also supervised entire remodeling projects for our clients without any additional charge.

Staging. Some homes could benefit from being “staged,” or professionally decorated, to help show the home in its best light. We work with several stagers and will bring one in for a consultation when appropriate.

Marketing Plan. We tailor a marketing plan to capitalize on each property's unique features. We finalize the asking price, schedule broker's tour, place For Sale sign, and produce an attractive sales flyer. We may also arrange for a photographic “virtual tour” of the interior of your home that would be viewable on the Internet.

 

Disclosures. A large source of potential liability to a seller is in the area of disclosure. Aside from providing the most current statutory disclosure forms, we go several steps further in making sure that our sellers are protected. These steps could include supplementary disclosure forms, general and specialized professional inspections, and written narratives. Our extensive background in residential construction and renovation also helps ensure that disclosures to the buyer are as thorough as possible.

 

Multiple Listing Service. Once listed, information about your property is immediately available to other agents over the MLS database and shortly thereafter, on the Internet.

 

Internet. All our listings are posted on the Internet and accessible from all the major search engines and via our won website.

 

Broker's Tour. A special weekday open house just for agents to preview the new properties on the market. We use this forum to gather valuable feedback about your asking price and the possible level of interest of your particular house.

 

Advertising. We will place generous size ads about your home in the San Francisco Chronicle Sunday Open Homes guide to attract calls and attendance to your Sunday open houses. We also advertise in the Montclarion/Berkeley Voice, Oakland Tribune, Daily Californian, Berkeley Daily Planet and the Express when warranted.

 

Open Houses. Usually two Sundays in a row, followed with one every other week as attendance dictates.

 

Multiple Offers. While there is no guarantee that we will generate multiple offers on your home, we have a long track record of doing just that. Each home is different and market conditions can change quickly. But we will set the stage to create a real “buzz” about your home. Furthermore, in most cases we will suggest not taking offers until we are satisfied that we have reached all the prospective buyers looking at the time of your listing.


Negotiations.
We are expert negotiators. Many years of experience give us the edge to assure you the very best possible price and terms from the buyer. We especially suggest you contact our past clients to hear how we excel in this regard.


As-is.
Most of our listings are sold “as-is.” This means that a sellers sole responsibility will be towards disclosure rather than correction.

 

Qualifying. Using our own analysis, as well as the services of mortgage brokers and lenders, we make sure all buyer prospects are pre-qualified and realistic.


Contractual Diligence.
The devil really is in the details. We keep diligent watch over contractual terms, disclosures, contingency deadlines, and overall buyer performance.
