Facilitating a Sale
In the circumstance where a seller has already found a buyer and there are no real estate agents involved, Realty Advocates can step in as a neutral third party to manage all the complicated details of putting together the deal. With both parties present, we will go over the terms of the offer, write the contract and make sure all the required disclosures and forms are completed. Afterwards, we will open escrow, coordinate various inspections, work with lenders and title companies and supervise all the last details in closing the sale.
Fee: $2,200 payable by Seller and/or Buyer in two installments: $600 at the end of the first meeting, and $1600 at the close of escrow.
Limited Service Representation
If a seller independently finds a buyer who is already represented by an agent, Realty Advocates, the seller can employ Realty Advocates to represent their interests from offer through closing. In this capacity, we charge a commission of 1.5-2% (depending on the specific circumstances) and payable only upon successful close of the transaction.
Hourly Consulting
We are available to consult on a wide range of real estate matters. Our rate is $120/hour.
